What we handle.

S1

Buyer's Agency

Exclusive buyers' representation: curated search, off-market sourcing, valuation and comparable analysis, offer structuring, negotiation, and closing management. When you sign with us as your buying agency, our duty runs to you alone.

S2

Seller's Brokerage

Listing your property means more than MLS entry. We price from current comparable data, direct staging and photography, market across channels, qualify buyers, negotiate terms, and manage the file through escrow to closing.

S3

Residential Brokerage

Single-family homes, condominiums, townhomes, and small multifamily — residential agency and brokerage for primary residences, second homes, and income property across the Westside and greater Los Angeles.

S4

Commercial Agency

Commercial real estate agency for office, retail, and investment assets — acquisition, disposition, and lease transactions for businesses, landlords, and investors.

S5

Leasing Brokerage

Renting real estate for others: landlord representation, vacancy marketing, tenant screening and placement, lease drafting and negotiation — residential units to commercial suites.

S6

Auctions & Timeshare Resales

Auctioning real estate for owners who need certainty of timing — estates, relocations, and accelerated sales. And compliant resale services for time-share condominium owners ready to exit.

// Scope

// FAQ

Frequently asked.

Q·1

What does "exclusive buyer's agency" mean?

It means we represent only you — never the seller — in your transaction. Your negotiating position, budget, and strategy stay confidential to your side of the table.

Q·2

How do broker commissions work?

Compensation is negotiable and set out in writing in the listing or buyer agreement before work begins. We'll walk you through current California practice and what it means for your net.

Q·3

Can you sell a timeshare I'm stuck with?

We provide resale brokerage for time-share condominiums — pricing the interest realistically, marketing to qualified buyers, and coordinating the transfer. We'll tell you candidly what the resale market looks like first.

Q·4

Do you handle auctions?

Yes — real estate auctions for sellers who need a defined sale date. We'll advise whether auction, traditional listing, or a hybrid strategy fits the property and timeline.
